Spanish Berths as an Alternative Investment

Since the late 1960’s and early 1970’s, and the start of tourism and package holidays, Spain has been transformed into one of the leading European economies, with a diversified market covering both the manufacturing and service sectors. Between 1961 and 1973, the so called years of development, the Spanish economy grew at 7% a year with a per capita income of $500 per year. After joining the EU in 1986, Spain once again had one of the world’s fastest growing economies, with annual growth averaging 4.1% in the period between 1986 and 1991, compared with an EU average of 3%. Likewise, foreign trade grew from $23.8 billon in 1975, to $52.5 billion by 1980, and to $143 billion by 1990.

Today, the economy of Spain is the fifth largest in Europe, accounting for around 9% of EU output. Income, at 78% of the EU average, is among the lowest in the EU, although it is well ahead of Ireland, Portugal and Greece. Spain’s main trading partners are France, Germany and Italy for exports, and Germany, France and Italy for imports. Spain’s most important industries include tourism, chemicals and petrochemicals, heavy industry, and food and beverages. Spain is also Europe’s fourth largest manufacturing country after Germany France and Italy. The principle growth areas include tourism, insurance, property development, electronics and financial services. Tourism is one of Spain’s most important industries, especially in Andalucia, earning approx. 4% of GDP and employing some 10% of the workforce, both directly and indirectly. With over 5,000 kms of coastline, and a unique blend of almost perfect year round weather and Mediterranean lifestyle, Spain has become a Mecca for holidaymakers and boating enthusiasts alike.

With the advent of the low cost airlines, a weekend trip to Spain has now become the norm for many European travellers, and the huge Eastern coast, all 750 miles of it, is still home to more British boats than anywhere else in the Mediterranean. Whilst the booming economy and influx of foreign visitors in the seventies and eighties certainly caused it own unique problems, the development of smart marina complexes such as Sotogrande, and the hosting of the 2007 Americas Cup in Valencia, are undoubtedly attracting the boating enthusiasts back in huge numbers. Increasingly, many of these enthusiasts are also buying second homes, either as a holiday home to enjoy their boat on trips to Spain, or indeed to retire.

In terms of demographics, the generation of buyers termed the ‘baby boomers’ (currently 42 – 58 years old), is now due to retire within the next 10 years. With considerable wealth, which has been built on property, business interests and inheritance, they have little desire to see these assets taxed on death. This trend is now being seen throughout Europe, and in a cultural change, this age group is retiring earlier, spending more of its wealth, and in general enjoying life to the full. In the UK, this exodus which was once a small trickle has now become a torrent. Increasingly wealthy, and healthy, individuals are moving abroad, encouraged by the media and low cost travel, in order to enjoy a more relaxed and enjoyable life in the sun. With global demand for recreational boats estimated to reach $24 billion by 2006, projected growth of annual sales worldwide of 7%, and with Europe experiencing the highest growth in the last five years, there seems little to stop the European market growing and expanding further in the next few years.

Owning and maintaining a boat in Spain is becoming easier, cheaper, and considerably more enjoyable than the UK. With the advent of cheap flights, more scheduled services, and new infrastructure, it is easier and quicker to reach the Spanish coast and be on the water, than it is for an owner in the Midlands to reach his boat in Southampton. The Spanish coastline is divided into six Costas – the Costa del Sol is the most southerly, followed by the Costa Calida, Costa Blanca, Costa del Azahar, Costa Dorada and the most northerly, the Costa Brava. The atmosphere on Spain’s coastline varies enormously from Costa to Costa and from marina to marina. From the small and beautiful Cabopino to the glitzy Puerto Banus, where yachts are squeezed in purely to be admired by the less well off passers by! Major cities such as Valencia, Almeria, Malaga and Barcelona offer marina facilities right at their centre, an option that is becoming more popular as many cities are being turned into world class destinations. Valencia in particular is beginning to rival Barcelona, as the impending America’s cup has drawn billions of euros of investment into the area. Marinas and boating facilities on both sides of Valencia such as Denia, and areas to the south of the city, are feeling the benefits.

The islands of the Balearics cover a tiny fraction of the Mediterranean, yet are perhaps one of its most popular cruising areas, and as such are the most densely populated with boats. In recent years Mallorca has shed its night club image, and a huge marketing campaign has pushed the relatively unknown and more beautiful aspects of the island. A recent article in the Majorca Daily Bulletin outlined the amount of money being invested in property and yachts on the island by UK city traders. With bonuses in excess of 1m euros, these buyers not only want a house, but a yacht to match. This, like elsewhere, has led to unprecedented demand for mooring space. Whether boat owners want a quiet laid back marina, or one with a busy night life, the one thing they all have in common is a lack of adequate berths, both in size and availability.

The shortage of berths in the Mediterranean is getting worse. There are currently an estimated 160,000 boats waiting for a long term space and skippers lucky enough to have one are sitting tight. Only recently, a report commissioned by the Spanish Government concluded that in 2005, a total of 2,300 yachts will be looking for berths in Andalucia alone, and by the year 2020 that this figure would leap to over 5,000 yachts in just this one area. The report concludes: The demand from the nautical sector of the tourism market, on the Costa del Sol alone, is reaching unprecedented figures, which can only be remedied by a dramatic upgrading of facilities. Indeed the 11 ports on the coast, which cater for yachts, only have 4,200 mooring points between them. Figures issued by the Costa del Sol Tourist Authority suggest the Costa’s ports would need to increase by 300% the number of available mooring spaces just to satisfy current requirements.

The Director-General of the Costa del Sol Tourism, Ana Gomez said “We are lacking many mooring points and because of this waiting lists are tremendous”. She went on to explain that due to the marinas being at saturation there was little benefit to be had from marketing and promotion. Nearly 60% of owners were tourists predominantly from Germany, France and the UK. With the lack of availability, prices of berths have risen dramatically, along with the annual rentals demanded by owners. This has compounded the problem, as investors are now moving into the market with the prospect of long term capital growth, coupled with excellent rental returns of between 8% and 15%. Berth prices vary enormously and depend on several factors, including the size (length and width), location (both of the marina, and position within the marina itself), and the length of lease remaining. In general they start at 50,000 euros approx. and go to several million for the very biggest. As an example there is currently a 20m berth in Sotogrande for sale at 600,000 euros – a similar size berth in Puerto Banus would sell for well over a million (if one were available!)

When a new marina is established, it is leased to the port operator by the Government for a fixed period. These periods are normally between 30 and 50 years. The berths are then bought and sold on a leasehold basis only. Gradually over time, the length of the lease left on a berth becomes shorter depending on the date the original lease was granted to the port operator. Typically berths will have leases remaining of between 15 and 25 years. Naturally in a brand new marina, the berth would have a full term lease. Each berth will have its own escritura, essentially a land title document, which is signed and witnessed by a notary in any sale or purchase. Each berth is defined by its size and a reference number on the port authority plan. Berths are always quoted in length and width ie. (8m x 3m).The bigger the boat, the wider the berth has to be! Berths are bought and sold by brokers. The largest of these is Genus Marine Leisure, who has been working in Spain for nearly 20 years. The prices for any particular berth are dictated by supply and demand, and with so much experience, Genus know all the marinas intimately and can therefore price their berths to sell at sensible market prices. If it is considered that the owner is asking too much, the berth sale is refused. In some marinas it is only possible to buy the berth, but not to rent it out to someone else (this was a condition of the original lease to the port authority). We can supply a list of these (if required). In these marinas boat owners can only use the berth themselves. Sailing conditions in the Mediterranean are virtually perfect, as there are no tides to cause problems either in sailing conditions or in entry or exit to marinas. In the UK (as elsewhere) trips have to be planned extremely carefully to ensure that the boat can both leave and enter the port with the tide. This can mean waiting for hours for the correct conditions – something that never happens in the Med! In the UK, boating is restricted to the summer months (3 at best) – more and more owners are now moving abroad to have access to 12 months of sailing in warm and calm water.

Motor boat enthusiasts tend to berth around the Costa del Sol marinas for two reasons. Firstly the diesel in Gibraltar is substantially cheaper than in Spain. Secondly the weather conditions are smoother and calmer. (The Costa de La Luz facing the Atlantic is noted for its windy conditions and attracts the windsurfers) Sailing enthusiasts tend to berth further North, towards the Balearics, as there is generally more wind, and therefore better sailing conditions. In Spain, as elsewhere throughout Europe, there is an extremely strong environmental lobby which has grown in strength in the last decade, particularly with the election of Green MEP’s to Brussels. Throughout the world, environmentally sensitive areas are being protected and designated as areas of outstanding natural beauty or as nature reserves. The argument for building more berths has never been stronger, but neither have the environmental pressures on an already developed coastline.

The Spanish Costas, and particularly the Coast del Sol, have been warned of impending environmental catastrophe if development is not brought under control. The Government is an extremely awkward position, since eco tourism is destined to be a major growth market in the next decade. However it is also acutely aware of the lack of facilities and berths for boat owners and operators. Plans for new marinas are constantly proposed, but generally drag on for many years through lengthy planning and lobbying meetings. Motor boats in particular are not considered to be environmentally friendly. Accidental fuel discharge and emptying of tanks in port (accidental or otherwise) do not help. Whilst the Green lobby is fighting to prevent further marina development, the availability of berths becomes more acute. In Italy recently, a new law has been introduced banning motor boats from coming within 200m of the coastline, making it illegal to anchor in rocky inlets and coves.

All of this helps to push prices of berths even higher. Berths that were selling for 10,000 to 20,000 euros a few years ago, are now changing hands for 80,000 to 100,000 euros. This trend can only continue with the lack of new marinas being built. Spanish Holidays Off To Flying Start For 2007

With fresh challenges every year from new and old competitors to take away market share, Spain increased her number of visitors in the first couple of months of 2007 for what could be a good year for a country that has been the favourite destination for Europeans for nearly fifty years.
The visitor numbers were so good that it broke new records for Spain, with 4 per cent more holiday makers in January 2007 compared to 2007, and a total of 2.8 million tourists overall.
The most popular area of Spain was off the mainland, the Canary Islands.
The Canary Islands consist of Tenerife, Fueteventura, Lanzarote and Gran Ganaria. The Canaries enjoy good weather in the winter months due to her geographical location near Africa, and Many British, Dutch and German tourists take villa and hotel holidays for a week November to mid March.
The Costa del Sol, a perennial favourite of the British seeking a winter sunshne break surprisingly saw a near 5 per cent dip in UK visitor numbers, but overall enjoyed a near 6 per cent increase in tourists.
The Balearic Islands recorded a rise in visitors of just over 1 per cent.
The Balearics consist of Menorca (the smallest island), Majorca and Ibiza. The small rise compared to the Canary Islands isn’t too much of a surprise as Menorca has a season that traditionally is at its peak early May to end September, but is now trying to extend that from mid April to mid October.
Majorca
Majorca is hoping to boost visitor numbers this summer by increasing the level of competition at the island’s SuperYacht Cup. As well as drawing extra tourists for the event itself it adds an extra attraction for those holidaymakers already on the island, adding to the possibility of a return visit in future years – and with more destinations to choose from in recent years repeat visitors has become an important strategy in tourist locations.
As part of the Balearic Islands, Mallorca has welcomed many visitors back to live full time on the island. Menorca property has proved popular too, for those looking for a gentler pace of life than big sister Mallorca.
Property prices in Mallorca are similar to Menorca property, with a range of apartments and villas in both rural and town locations, and with twenty golf courses plenty of golf course developments too on Mallorca.
Menorca has just the one golf course, recently extended to eighteen holes, and is located in Son Park, which has a choice of hotels, apartments and villas for holiday makers.
The cost of flying to Mallorca has come down in recent years from most European countries due to low cost airlines, especially in the island’s core tourist areas of the United Kingdom and Germany, and last year easyJet started direct flights from London’s Gatwick Airport to the sister island of Menorca, as well as serving Mallorca itself.
Despite competition from other destinantions, Mallorca looks set to remain a favourite holiday spot for some time to come.

Spain Leads 2008 Tourist Race

Before the days of the internet, as soon as Christmas Day was over the advertising campaigns for summer holidays would appear on British television.
Millions would book their holidays in January, and many would pay weekly or monthly to their local travel agent so by the time it came to take their summer holiday, it had been paid off and it was just spending money to take care of.
Old habits die hard it seems, as despite late deals and instant access on the internet to hundreds of thousands of holidays, nearly half of the British population still book their holiday in the first two months of the year.
‘It’s a habit the country got into over a couple of decades’, one UK based group of travel sites try to explain, ‘And it continues today despite the fact that the cost of an average holiday compared to salaries is way down on when the internet wasn’t around for the mass market to access.’
How long the January and February frenzy continues is anyone’s guess, but as even more of the population gets online and time online increases, the holiday bookings Brits make should become more spread out over the year, and with late deals often available the booking peak might shift from early in the year to the early May and June summer months.
Interesting statistics have been released by one of the UK’s leading holiday companies for the bookings they took in the first weeks of 2008, and it suggests the British love affair with Spain shows no sign of slowing down.
Top searched destination was the Spanish island of Majorca. Majorca is one of the longest established tourist destinations in the world, and has had a tourist board for over a hundred years. Their tourist board has helped ensured the island has remained a British favourite for generations.
Today Majorca receives more than six million visitors annually, yet ninety five percent of her tourists concentrate in only five percent of its territory. Less developed areas of this elegant island are ripe for new development and prime property commands a great premium. Majorca is now also successfully selling holidays away from the coast in traditional areas not known for tourism.
Ibiza, well known in Europe for younger tourists and night clubs which feature visiting and resident British DJ’s, is a neighbouring island of Majorca and also makes the top five most booked holiday destinations in the early weeks of 2008.
The Spanish Canary Islands also feature among the most booked holiday destinations, with Tenerife and Gran Canaria being the second and third most popular areas.
Another Canary Island, Lanzarote, was the fourth most searched holiday destination, but Lanzarote is a popular winter getaway and as well as summer bookings would have benifitted from Britons looking for a winter holiday.
Lanzarote maintains relatively constant temperatures and sees low annual rainfall. Few days are lost to weather-related problems due to this environment, which offers the premium atmosphere for technical improvements and beneficial training. In addition to these benefits, the winds are good and steady in the Canary Islands due to the north-east trade winds, which also bring cooler air in the summers to Lanzarote.
If bookings continue in similar patterns throughout the year, Spain and her islands will be again the destination of choice for the British.

Menorca Welcomes New 2007 Brit Tourists

2007 has proved to be a good year for Spanish tourism, and with Majorca doing particularly well, the sister island of Menorca is doing her best not to be overshadowed.
With official figures some way off, the general feeling in the hotels and holidays trade is that, like Majorca, an increase in the number of visitors compared to 2006 is likely.
But privately run companies often have a quicker gauge on market trends than government bodies, and easyJet, one of Europe’s best known airlines, has begun a new route to Menorca from the island’s important UK market. The new route flies from Newcastle in the north-east of England to Menorca’s capital Mahon, and some 5000 holiday makers are anticipated to be using the service during this season. The Newcastle service to Menorca is in addition to the airline’s existing flights in the UK to the island from London’s Gatwick Airport, Liverpool and Bristol.
In a further boost for Menorca, this time from the financial services sector, one of Britain’s best known banks and mortgage provider is to open three new offices on the Spanish islands of the Canaries plus Menorca to meet demand for Britons looking to buy a home in Spain.
The decision by the Halifax was taken from data showing a trend towards Britons buying homes overseas, with Spain the most popular choice.
Part of the decision was to open in Menorca, the quietest of the three Balearic Islands. Commenting on the move a local travel guide commented:
‘While Majorca and Ibiza are possibly better known than Menorca, it’s perhaps not so surprising that the bank has decided to open an office on the island. The typical buyer for property in Menorca is normally older than that for Majorca and Ibiza, which could mean they are hoping to service their investments and pensions along with a normal account – especially for those moving full time to Menorca.’
Commenting on the new bank branch in Menorca, the bank said that the opening of branches away from mainland Spain is an important step in the development of their branch network, and that they will continue to target the Spanish islands in addition to their Spanish mainland business.
Once bought, Menorca villas are often let out to holidaymakers, with the season generally running from May to end September.
The three Balearic Islands of Menorca, Majorca and Ibiza might be close to each other, but they are all different in character and the type of tourist they typically attract.

Recent findings by the Balearics Tourist Authority show that after Ibiza, Menorca visitors stay on average for 11 days, with Majorca just behind. And the same pattern emerges for spending per day, with Ibiza top, Majorca second, and Menorca last.
The amount spent by Ibiza tourists averaged 94 Euros a day – a huge contribution to the island’s economy, looked on enviously by Majorca and Menorca. But with new banks and flights Menorca might be starting to catch her sisters up.

But perhaps the biggest surprise is that the amount of time spent on Ibiza by each tourist is longer than on Menorca and Majorca – destroying the myth that Ibiza is primarily for long weekends or short trips for a couple of nights in the club.
The findings by the Balearics Tourist Authority show that after Ibiza, Menorca visitors stay on average for 11 days, with Majorca just behind. And the same pattern emerges for spending per day, with Ibiza top, Majorca second, and Majorca last.
The amount spent by Ibiza tourists averaged 94 Euros a day – a huge contribution to the island’s economy.

Ibiza Welcomes New 2007 Flights

Weekend clubbers from around Europe, and especially from the UK and Germany, descend upon Ibiza in the summer months for a week – and often two – of non stop partying.
Ibiza runs second only to the UK’s main cities of London, Manchester and Liverpool in terms of popularity for clubbers, and some of the Ibiza clubs are as well known as any in the UK.
Demand for flights to Ibiza has been high enough in recent years for a low cost airline to start two new services from the UK to Ibiza, which should see the number of tourists on the island rise this year.
The two new routes are from Edinburgh in Scotland twice weekly, and London’s Luton Airport with both routes offering a daily service.
Announcing the new routes, a spokesman for the airline said that the famous Ibiza club season gets going at the end of June, and is still the best place to party in Europe. For the quiet life, head inland to the north coast of the island, where you’ll find some of Spain’s most beautiful landscape rolling into the Mediterranean.
Talking about Ibiza’s neighbouring island and equally well known holiday destination Majorca, where they have been offering a low cost service for some years, the airline said of Majorca’s capital, Palma, that it is the elegant and cosmopolitan capital of Majorca, the largest of the Balearic Islands, and is known for its beaches, climate, cultural and traditional influences. The warm climate of Palma makes it a popular destination, with something for everyone.
As well as Majorca and Ibiza, the airline also offers a service to the third Balearic Island, Menorca.

A surprise is that the amount of time spent on Ibiza by each tourist is longer than on Menorca and Majorca – destroying the myth that Ibiza is primarily for long weekends or short trips for a couple of nights in the club.
The findings by the Balearics Tourist Authority show that after Ibiza, Menorca visitors stay on average for 11 days, with Majorca just behind. And the same pattern emerges for spending per day, with Ibiza top, Majorca second, and Majorca last.
The amount spent by Ibiza tourists averaged 94 Euros a day – a huge contribution to the island’s economy, which could be furthered with the new routes from London and Edinburgh.

Yachting World Boost For Menorca 2007 Tourism

The Spanish island of Menorca has long been regarded as the quietest of the three islands that make up the Spanish Balearics, but the holiday isle, much favoured by British and other European tourists, is set to steal the limelight for a while at least with the King’s Cup for Classic Yachts.
The sailing regatta is due to be held in the Port of Mahon – Mahon is the capital of Menorca – ideally suited for sailing and one of the world’s best known deep water harbours.
The harbour is often a port of call for cruise ships touring the Mediterranean.
The Classic Yachts Weekend includes three different classes of boat. Vintage yachts, which were launched before 1949, Claasic Yachts that were built before 1975, and at the organisers’ discretion Spirit of Tradition Yachts.
The timing of the weekend is good for Menorca. Visitor numbers have been down in recent years, and in an attempt to lengthen the season and make up numbers the island is trying to extend her normal peak times from May to September to April through October.
It has also seen the success of similar yacht events in neighbouring Mallorca.
This summer’s SuperYacht Cup off Mallorca will be the most competitive for the yachts since the event began ten years ago.
With 40 entries so far, and another 20 possibles by the time the yachting weekend comes along, will ensure races to remember both for the yacht crews and spectactors, with plenty of social events organised for the evenings.
The organisers have appointed a Race Officer for this year’s event, to move the image from one of fun and socialisng, to that of a serious yacht competition, with the social side as active as ever.
The new officer has experience of helping to organise regattas in Cowes, on the UK’s Isle of Wight, one of the most famous locations in the yachting world, has sailing experience himself and brings to the Mallorca Supercup a drive and level of experience necessary to meet the organisers ambitions. Menorca might need a person of similar calibre to promote her own events.

The cost of flying to Mallorca has come down in recent years from most European countries due to low cost airlines, especially in the island’s core tourist areas of the United Kingdom and Germany, and last year easyJet started direct flights from London’s Gatwick Airport to the sister island of Menorca, as well as serving Mallorca itself.
Despite competition from other destinations, Mallorca looks set to remain a favourite holiday spot for some time to come, and Menorca will hope that some of her success is passed onto her sister island in the Balearic Islands.

New competition from former Eastern Bloc countries have focused the minds of the tourist boards in traditionally favourite holiday destinations for Europeans in recent years – and it appears they could be doing a good job as many of the most chosen areas for this year are pretty much the same as ten and even twenty years ago.
The biggest winner this year among the holiday resorts seems to be Spain with six out of the top twenty destinations either being regions of the mainland like the Costa del Sol, or one of the Spanish Balearic or Canary islands, such as Ibiza and Tenerife.
Among city breaks Paris ranks highly, as it always does, while London has suffered with a high pound resulting in visitors from the US dropping this year – and a boredom factor setting in – with some Americans not visiting a second time as they feel they have ‘done it’ after seeing Buckingham Palace, St Paul’s Cathedral and the Houses of Parliament. While some will venture as far afield as Windsor Castle, some twenty miles out of London, and some Oxford, few venture to other parts of England, preferring to catch the Eurostar to Paris with a two city trip.
Far flung destinations reaching the top twenty include Egypt and the Dominican Republic. Florida is in the doldrums for European visitors despite good value with the Euro and British Sterling both doing well against the US dollar. But getting in and out of America is becoming a real chore for many visitors now. If it isn’t bad enough queueing at Disney for the rides with children in tow, a long wait in line at immigration after a ten hour flight is not the best start to a holiday – and with EuroDisney a far easier option visitor numbers are unlikely to recover any time soon.
But it appears no matter what new destinations come up for holiday possibilities, Spain and her islands are resilient to the challenges, and when they are challenged aren’t afraid to advertise to past tourists to visit again, and for new ones to visit for the first time.
Mallorca as an island has been promoting itself to the UK market by including a team distributing information at London’s Victoria Station. Trains from Victoria run several times an hour to London’s Gatwick Airport, allowing easy access to Mallorca for Londoners.
